I presenti Termini e Condizioni regolano il rapporto traVilla Ferri – Appartamenti Vacanze (di seguito “la Struttura”) e gli ospiti che effettuano una prenotazione, direttamente o tramite piattaforme di prenotazione terze. Effettuando una prenotazione, l’ospite dichiara di aver letto e di accettare integralmente le seguenti condizioni.

2. Booking and confirmation

Your booking is only confirmed upon receipt of an explicit confirmation from the accommodation provider, either by email or telephone. Simply completing the booking form on the website does not constitute confirmation of your booking.

In fase di conferma potrebbe essere richiesto il versamento di unaccontoa titolo di caparra confirmatoria ai sensi dell’art. 1385 c.c. Le modalità di pagamento saranno comunicate direttamente dalla Struttura.

3. Check-in and check-out

Different arrival times are only possible by prior written agreement with the accommodation provider. Guests who do not arrive by 8.00 pm without having given prior notice must contact the accommodation provider to arrange access.

4. Cancellation policy

• Cancellazione prima del check-in:trattenuta totale della caparra confirmatoria salvo diversi accordi scritti tra le parti.

Cancellations must be notified in writing (by email). The date of receipt of the written notification shall be taken as the reference date.

If you book via a third-party platform (Booking.com, Airbnb, etc.), the cancellation policy stated on that platform applies.

5. Prices and payment

Prices are quoted in euros and include VAT where applicable. The balance for your stay is payable on check-in, unless otherwise agreed in writing. We accept the following payment methods:

• Cash
• Instant bank transfer (on request, to be completed before check-in)

The prices shown are for guidance only and may vary depending on availability, the time of year and the type of room. The final price will be confirmed when your booking is confirmed.

6. Tourist tax

Il Comune di Tortoreto può prevedere il pagamento di unatassa di soggiornoa persona per notte, da corrispondere in loco al momento del check-in. L’importo verrà comunicato in fase di conferma prenotazione o al momento dell’arrivo.

7. Rules of Procedure

Guests are asked to observe the following rules to ensure everyone has a pleasant stay:

• Silenzio notturno:dalle ore 23:00 alle 08:00 è richiesto il rispetto del silenzio nelle aree comuni e nelle stanze.
• Fumo:è severamente vietato fumare all’interno della struttura. È consentito nelle aree esterne appositamente designate.
• Animali domestici:l’accettazione di animali domestici è soggetta a preventivo accordo scritto con la Struttura. Non tutti gli animali sono ammessi.
• Ospiti esterni:l’accesso alla struttura è riservato agli ospiti registrati. La presenza di visitatori non registrati deve essere concordata con la Struttura.
• Cura degli spazi:gli ospiti sono responsabili dei danni causati a cose o persone durante il soggiorno. Eventuali danni saranno addebitati a fine soggiorno.
• Check-out:al momento della partenza le camere devono essere lasciate in ordine. Si prega di restituire le chiavi di accesso prima di lasciare la struttura.

8. Guest registration

In accordance with current legislation (Article 109 of the Consolidated Law on Public Security), all guests are required to present a valid identity document at check-in. The details will be forwarded to the relevant police headquarters via the Alloggiati Web portal.

9. Breakfast

Breakfast is not included in the price as this is not a B&B

10. Liability

Villa Ferri accepts no liability for:

• Theft or loss of guests’ personal belongings and property within the premises, except for items explicitly deposited in a safe;
• Damage resulting from force majeure (weather events, power cuts, etc.);
• Changes to the services provided, necessitated by exceptional and unforeseeable circumstances.

Should the accommodation be unable to accommodate confirmed guests for reasons beyond its control (e.g. structural damage), the accommodation provider will refund the full amount paid and will endeavour to recommend alternative accommodation in the same area.

11. Intellectual property

Tutti i contenuti del sitowww.villaferritortoreto.it(testi, immagini, loghi, grafica) sono di proprietà di Villa Ferri e dei rispettivi titolari dei diritti e sono protetti dalla normativa sul diritto d’autore. È vietata qualsiasi riproduzione, distribuzione o utilizzo commerciale senza autorizzazione scritta.

12. Governing law and jurisdiction

I presenti Termini e Condizioni sono regolati dalla legge italiana. Per qualsiasi controversia relativa all’interpretazione o esecuzione delle presenti condizioni, è competente ilForo di Teramo, salvo diversa norma inderogabile applicabile al consumatore.

Per le controversie relative a prenotazioni effettuate online, il consumatore può ricorrere alla piattaforma ODR della Commissione Europea:ec.europa.eu/consumers/odr.

13. Changes to the terms

Villa Ferri reserves the right to amend these Terms and Conditions at any time. Any amendments will apply to bookings made after they have been published on the website. We recommend that you check this page before making a booking.
